EILEEN A. SWENSON, Founding Member, Trio Real Estate Services

Ms. Swenson founded Trio in 2009 to specialize in Multifamily Real Estate Investments and Management, bringing over 35 years of national experience to a more focused client base. Trio has evolved into a diverse real estate company with experience that spans the east coast, and success in all aspects of property management, investments, ground up multifamily development and commercial real estate. Ms. Swenson is a Certified Property Manager (CPM), and is currently focused on new business pursuits.

Highlights

  • Hands-on and executive management of over 65,000 apartment units in 14 states, including Connecticut, Florida, Tennessee, Texas, Massachusetts, New Hampshire, Rhode Island, New Jersey, Georgia, Alabama, Virginia, Maryland, Oklahoma and New York.
  • Founder and President of Accord Ventures, Inc. (1994). Sold Accord to publically-held Tarragon Corporation in 2000 and was President of Tarragon Management, Inc. through spring of 2008.
  • Held a leadership role in the ground-up development and stabilization process for approximately 5000 new units in FL, CT, NJ and TN from 2000 to 2007. TRIO is currently consulting on four ground-up development deals in CT and NY with two more in the pipeline.
  • Strong expertise in property repositioning, value-add, and rehabilitation to achieve maximum NOI.
  • Transitional oversight of approximately 3300 units converted from rentals to condominiums, including a strategic approach to vacating residents within legal parameters and coordinating with the rehab team to make units ready for sale. Maintained management of unsold/rented units and, in several cases, managed the community associations.
  • Consultant to multifamily clients for acquisition due diligence, market studies, expense analysis, repositioning plans and oversight; work cooperatively with development team specialists on all aspects of the ground-up development process, from finding the dirt to working on building and unit design, amenity packaging, lease-up and marketing plan and implementation, through stabilizing property operations in order to obtain permanent financing or disposition.
  • Performed due diligence for property acquisitions for over 12,000 units.
  • Exceptionally strong competency in property operations, budgeting, financial analysis, reporting and maximizing NOI.
  • Extensive experience and understanding of the management of distressed properties including; bank foreclosures, receiverships, bankruptcies and fractured condominiums, including management of both condominium and Home Owner Associations and unsold “developer” units.
  • Receiver and foreclosure experience between 1992 and 1996 and 2009-2011. Either Swenson personally, or the company of which she was a partner or officer, was appointed as receiver and/or manager of foreclosures at the request of:
  • JP Morgan Chase, CW Capital, Wells Fargo, Webster Bank, Peoples Bank, Centerbank, Derby Savings, RECOLL Management, Connecticut Bank and Trust, Bushnell on the Park Condominium Association, Inc.
  • Vice President of the Connecticut Apartment Association for two terms, 2009- 2013; participating member of IREM and former executive board member for CT region; Member of the Residential Property Management Advisory Board at VIRGINIA TECH 2003-2007; Speaker, statewide at UCONN and other real estate events, and nationally for NAA and vendor functions; taught property management classes at a local community college for real estate broker licensing in CT. TRIO is a member of NMHC.
